DarntonB3 were appointed through our framework for the delivery of the project at Pocklington from inception through to completion (RIBA stages 0-6).
The sensitive site was directly in the centre of the market town of Pocklington and close to all amenities.
Our team worked closely with McCarthy and Stone to evaluate the correct commercial mix for the project of 14 1-bed apartments and 20 2-bed apartments, resulting in a 34 unit scheme. DarntonB3 developed initial feasibilities, attended consultation events and dealt with planning and construction issue drawings. Extensive liaison with the local planning authority was required alongside visualisation of the scheme and organising the public consultation event and materials.
The scheme developed utilising the local vernacular materials and retained a sympathetic massing with the majority of the development at 2 storey, with 3 storey features with layouts to support a modern living style. Context with the surrounding properties was carefully evaluated and maintained with a good balance of street presence, landscape and parking.
Balconies were incorporated where possible overlooking a central private garden area. Great care was taken to ensure the units and site was fully accessible.
Our passionate and dedicated team liaised with the in-house buyers and commercial teams at McCarthy and Stone to develop the most cost effective build solution. Through the construction period close liaison was carried out with the onsite team to ensure the project was fully delivered to all building regulation and design criteria. DarntonB3 also assisted with material to support the marketing and sales process.
